The tender itself gives a reading of market appetite. Four bids came in for the Sengkang West parcel and the winning number was S$156,114,008 — approximately S$250 per square foot per plot ratio. Developers do not commit at that level for a site they expect to struggle with.

B2 zoning is the operative advantage. Most new strata factory supply in Singapore is B1, which suits clean and light industrial use but rules out trades that generate meaningful noise, emissions or effluent. A B2 address accommodates engineering, fabrication, metalwork, heavier production and logistics support, which is exactly the segment least well served by recent supply.
