The precinct is a working industrial belt that JTC has released progressively over recent years. For a B2 operator that context matters: heavier industrial activity sits comfortably among neighbours doing comparable work, rather than pressing against a sensitive boundary and attracting complaints.
The estate road network here was laid out for industrial traffic. Container movement and heavy vehicle access do not require threading through a residential grid, which is a recurring constraint at older flatted factory estates closer to town.
Sengkang Connection Expressway Access
Two expressways serve the area. The Tampines Expressway runs to the south, and the Seletar Expressway to the west. Having two rather than one gives genuine routing flexibility when an incident closes a stretch during a delivery window.
Northbound the TPE and SLE feed toward Woodlands and the Causeway, relevant for operations with Malaysian supply chains. Southbound connections pick up the Kallang-Paya Lebar Expressway toward the city and the eastern industrial districts, and onward to Changi.
Sengkang Connection and Seletar Aerospace Park
Seletar Aerospace Park lies immediately west of the precinct. It is among Singapore's most specialised industrial clusters, anchored by aircraft maintenance, repair and overhaul operators alongside precision engineering and component suppliers.
For an owner-occupier serving that cluster, proximity is operationally valuable. For an investor, it broadens the tenant pool beyond generic warehousing to include supply-chain businesses that need general industrial space near their principals.
Sengkang Connection Workforce Catchment
The Sengkang and Fernvale residential estates sit immediately south of the precinct. Sengkang MRT on the North East Line, the Sengkang LRT loop and connecting bus services put a large working population within a short commute.
This is a real differentiator against industrial estates in Tuas or the far west, where staffing frequently means either company transport or a long cross-island journey. Recruitment and retention are easier where staff can get to work in twenty minutes.
Sengkang Connection Surrounding Amenities

Third-party listings for this project variously tag it District 19 and District 28. The site sits in the Seletar and Sengkang West belt where those two postal districts meet, and we would rather describe the location accurately than assert a district number ahead of a confirmed postal code.
