Sengkang Connection is developed by Soilbuild Group Holdings Ltd, a Singapore integrated property group established in 1976. Over roughly five decades the group has delivered more than 300 developments spanning industrial, business park, commercial, medical, educational and residential space.
Soilbuild's Role Behind Sengkang Connection
Soilbuild is a builder, a developer and an asset manager rather than any one of the three. That combination is relatively unusual in Singapore industrial development, and it changes the incentives: a group that expects to manage a building for years specifies it differently from one that hands over and exits.
The group has worked closely with JTC Corporation under the Developer Partnership Programme, applying design-build-and-sell and design-build-and-lease structures across a long run of business space projects.
The Soilbuild "Connection" Industrial Series
Sengkang Connection is not a standalone name. "Connection" is Soilbuild's industrial series, running through Tuas Connection in land-based factories, Mandai Connection, Senoko Food Connection, and most recently Lok Yang Connection, a B2 ramp-up development in the west.
For a buyer at pre-launch that lineage is useful evidence. A developer repeating a product line has settled conventions on loading bay geometry, ramp gradients, circulation width and common-area finishes, and those conventions tend to carry forward into the next scheme in the series.
Soilbuild Business Space and Industrial Portfolio
Flagship business park developments include Solaris at one-north, an early Singapore example of a green high-rise workplace, and Eightrium at Changi Business Park. West Park BizCentral sits in the ramp-up category and Tuas Connection covers land-based factory space.

From 2013 to 2024 Soilbuild was REIT Manager and Property Manager of Soilbuild Business Space REIT, whose portfolio comprised eleven business space properties — two business park and nine industrial — with total net lettable area of approximately 5.26 million sqft.
Soilbuild Construction and Build Quality
The construction arm, Soilbuild Construction Group Ltd, offers civil engineering, design and build, turnkey construction, project management consultancy, mechanical and electrical installation, and precast and prefabrication. Its subsidiary Soil-Build (Pte.) Ltd is A1-graded under CW01 for general building and A2-graded under CW02 for civil engineering by the Building and Construction Authority.
An A1 CW01 grading is the highest BCA workhead category for general building and carries no tender value limit, which is a meaningful signal of capacity on a project of this scale.

Beyond business space, Soilbuild has developed The Mezzo and Montebleu among its award-winning residential projects, alongside Villa Martia, Mutiara Crest, Mandale Heights, Grosvenor View, Pinnacle 16, One Tree Hill Residence, Leonie Parc View, Espa, The Centrio, Heritage 9, Fernhill Cottage and Meier Suites. Developer track record is not a substitute for specification, and the specification for this project has not yet been released. What the record does provide is a reasonable basis for expecting a competently planned industrial building, delivered by a group that has done this repeatedly and that has held industrial assets on its own balance sheet.
