Sengkang West Industrial Estate

The JTC-planned B2 precinct in Singapore's North-East, and how it has developed.

The Sengkang West industrial estate is a comparatively young industrial precinct on the northern edge of Sengkang town, bounded by Sengkang West Way, Sengkang West Road and the Seletar West Road series. It is the area in which Sengkang Connection is being developed.

How the Sengkang West Industrial Estate Was Formed

Unlike older industrial belts such as Kallang or Tai Seng, which grew incrementally over decades, Sengkang West was planned and released deliberately. JTC has brought parcels here to market progressively through the Industrial Government Land Sales programme, which means the estate has a consistent road hierarchy and building typology rather than a patchwork of eras.

That planning shows in the practical details. Estate roads are wide enough for container movement, junctions are laid out for long vehicles, and the industrial parcels sit as a coherent block rather than being wedged between residential edges.

Zoning in the Sengkang West Industrial Estate

The precinct carries Business 2 zoning across its industrial parcels. B2 is Singapore's general industrial category and permits heavier activity than B1, including trades generating greater noise, emissions or effluent, subject to a wider nuisance buffer from sensitive uses.

This matters because most new strata factory supply in Singapore is B1. An operator running fabrication, metalwork, heavier production or processing frequently cannot use a B1 unit at all, and the pool of B2 alternatives is small. Estates with genuine B2 capacity and strata subdivision are the exception rather than the norm.

Land Supply in the Sengkang West Industrial Estate

JTC controls the industrial land pipeline, and releases are measured. The Sengkang West parcel awarded in October 2025 drew four bids and closed at S$156,114,008 for a 23,196.6 sqm site with a gross plot ratio of 2.5 — approximately S$250 per square foot per plot ratio.

Four bidders on a B2 parcel is a meaningful signal. It indicates several developers independently reached the view that the location supports a strata industrial product, which is not true of every parcel JTC brings forward.

Working in the Sengkang West Industrial Estate

The estate's defining practical advantage is that it borders a mature residential town rather than sitting in isolation. Sengkang and Fernvale lie immediately south, so staff can reach the precinct without a cross-island commute, and everyday amenity is close at hand rather than a drive away.

Seletar Aerospace Park to the west adds a specialised employment cluster with its own supply chain. The combination of a general industrial estate next to an aerospace cluster next to a large residential catchment is unusual in Singapore, and it broadens the range of businesses for which the location works.

Industrial Property in the Sengkang West Estate

Most industrial space in the North-East is either older flatted factory stock or JTC tenancies rather than strata units for outright purchase. That makes a new strata development in the precinct a genuinely different proposition for a business that wants to own rather than lease.
