Singapore's industrial property market is heavily weighted toward the west. Tuas, Jurong, Pioneer and the surrounding estates hold the bulk of the island's industrial stock, and most new strata supply lands there. The North-East is a smaller market, and that shapes what is available in it — including Sengkang Connection in the Sengkang West precinct.
What the North-East Industrial Market Looks Like
Industrial activity in the North-East clusters around a few nodes: Seletar Aerospace Park, the Sengkang West precinct, the Defu and Kaki Bukit belt to the south, and pockets around Punggol. It is a more fragmented landscape than the continuous industrial districts of the west.
Much of the existing stock is either older flatted factory space or JTC tenancies rather than strata units available for outright purchase. For a business wanting to own its premises in this part of the island, the choice has historically been narrow.
B2 Supply in the North-East
General industrial B2 space is scarcer than B1 across Singapore, and the imbalance is sharper in the North-East. Most recent strata supply nationally has been B1, which suits clean and light industrial use but excludes trades generating meaningful noise, emissions or effluent.
An operator needing genuine B2 capability in the North-East has limited options, and often ends up either leasing older stock or relocating to the west. New B2 strata supply in the region addresses a real gap rather than adding to an already crowded segment.

General comparison. Individual estates vary considerably within each region.
Neither region is simply better. A port-dependent logistics operation belongs in the west and would be poorly served in the North-East. A business serving domestic customers, or one supplying the aerospace cluster, or one that struggles to recruit for a far-western location, may find the trade runs the other way.
Buying Industrial Property in the North-East
The statutory position is identical wherever in Singapore you buy. There is no Additional Buyer's Stamp Duty on non-residential property, Buyer's Stamp Duty follows the non-residential scale to a 5% top tier, GST applies where the seller is GST-registered, and Seller's Stamp Duty of 15%, 10% and 5% applies to industrial property sold within one, two or three years.
Financing is also consistent: no fixed regulatory loan-to-value ceiling for non-residential, CPF unavailable, and loan tenure constrained by remaining lease. The stamp duty page and industrial loan page cover both in detail.
What Changes by Location
What genuinely varies is operational fit and the tenant pool. Ask whether your suppliers and customers are reachable, whether you can staff the site, whether the zoning permits your actual activity, and — if you are investing — who realistically leases the unit if you do not occupy it.
