What Is Known About Sengkang Connection Land Cost

The one figure that is public is the land price. JTC awarded the parcel to Soilbuild Group Holdings on 1 October 2025 for S$156,114,008, against a permissible gross floor area of approximately 624,215 sqft. That equates to roughly S$250 per square foot per plot ratio.

Land rate is not a price forecast. Selling price depends on construction cost, financing cost, the eventual unit mix and market conditions at launch, none of which are known. It is a useful data point about developer confidence, not a basis for estimating what a unit will cost.

Costs Beyond the Sengkang Connection Purchase Price

Buyers budgeting for an industrial purchase should account for more than the headline figure. Buyer's Stamp Duty applies on the non-residential scale, reaching 5% on the portion above S$1.5 million.
