Sengkang Connection Payment Scheme

How payments are staged for an industrial unit bought under construction.

Sengkang Connection will be sold as a building under construction, so payment follows the Progressive Payment Scheme. Instead of paying the full price at once, you pay in stages tied to verified construction milestones, each certified by the project architect.

Sengkang Connection Progressive Payment Schedule

The industrial schedule differs from the residential one. The booking fee and Sale & Purchase Agreement are combined into a single 20% S&P period, there is an additional 5% construction stage, and the final instalment on completion is 10% rather than 15%.

GST Accrues at Every Sengkang Connection Stage

This is the difference residential buyers most often miss. GST at 9% is payable on each progressive instalment as it falls due, not as a single lump at the end. On a $620,000 unit, the 20% S&P payment of $124,000 carries $11,160 of GST alongside it, and every subsequent stage draw carries its own.

A GST-registered buyer may be able to recover this as input tax subject to IRAS conditions, but the cash still leaves the business first and is reclaimed later. Model the timing, not just the net figure. The stamp duty and GST page covers the recovery position.

How the Sengkang Connection Payment Stages Work

The S&P period covers the first 20%, payable across roughly eight weeks from booking through to signing the Sale and Purchase Agreement. That full 20% plus its GST is committed before any construction draw begins.

From foundation onwards each stage is certified by the architect before the developer may invoice. Your bank disburses the loan progressively against those certificates, which is why interest accrues gradually rather than on the full loan from day one.

The 25% due at TOP is the largest single instalment and coincides with the point you take possession and can begin fitting out. The final 10% is released on completion, once the Certificate of Statutory Completion is issued.

Cash Flow Planning for Sengkang Connection

Three things catch buyers out. First, the initial 20% is due within roughly two months and is normally cash rather than loan, on top of BSD and GST. Second, GST at 9% accrues on every instalment rather than once at the end. Third, progressive interest during construction is a real carrying cost that many buyers underestimate, particularly on an 84-month completion window.

For an owner-occupier there is a third consideration: you continue paying rent on existing premises throughout construction while also servicing progressive draws. Model both together.

Deferred Payment for Sengkang Connection
