- Rents are at a three-decade high. The rent index gained 0.5% in the quarter, taking it to a level last seen in 1996, with 23 straight quarters of growth since the third quarter of 2020 and a cumulative 27.2% rise. The all-industrial price index also rose, by 0.6% on the quarter and 3.8% over a year.
- Segments differ. Single-user factories rose 0.7% in rent, multi-user factories 0.6% and warehouses 0.5%, while business parks slipped 0.1% with just 77.9% occupancy. Factory and warehouse occupancy ran around 89% to 91%.
- Supply is coming, with a different mix. About 4.4 million sq ft completes in the second half of 2026, with single-user factories at 53% and warehouses at 46.9%. Multi-user factories are roughly 0.1% of it. The report credits AI-related manufacturing and electronics expansion for much of the demand.
The verdict: conditions are firm for factory and warehouse space, but they are strongest in some segments and thinner in others. A national figure is a starting point for questions, not an answer, and the third-quarter data will show whether the pattern holds.
Where Sengkang Connection fits
Sengkang Connection is a pre-launch B2 general industrial strata development in Sengkang West by Soilbuild Group. It sits on a 23,196.6 sqm site under a 33-year JTC leasehold, rises eight storeys, and has completion scheduled for the first quarter of 2029. Unit mix and pricing have not yet been released, and registration for the preview list is open.
