Leasehold industrial property attracts plenty of folk wisdom. Here are seven common beliefs, each checked in general terms and then tied back to Sengkang Connection, a pre-launch B2 development on Seletar West Road 3 in Sengkang West.
Myth: a leasehold factory is worthless once the lease shortens
Fact: the remaining lease is one input among several. Buyers also weigh location, specifications, usability and the cost of entry. Sengkang Connection holds a 33-year leasehold from JTC, so the clock starts from a defined point, and the question is whether that period suits your business plan.
Myth: strata units mean you have no control over the building
Fact: strata ownership gives you title to your own unit and a share in common property, with a management body handling the shared parts. The arrangement is common in multiple-user factories. Sengkang Connection is planned as a multiple-user B2 block of eight storeys, with strata units for sale.
Myth: B2 means heavy, noisy industry only
Fact: B2 is a general industrial classification, and it covers a wider range of operations than people assume. What a given occupier may do still depends on approvals, so confirm your use with the relevant authority before committing.
Myth: a pre-launch project is ready to buy today
Fact: this one is still before launch and is not open for public sale. The unit count, mix, floor plans and pricing have not been released. What is public is the land story: JTC awarded the site on 1 October 2025 at S$156,114,008 after four bids, for a site of about 23,196.6 sqm. Completion is scheduled by Q1 2029.
Myth: all new factories are built to the same standard
Fact: the specifications differ from project to project. Developer Soilbuild Group Holdings Ltd is targeting Green Mark Platinum Super Low Energy for this one, which is a stated goal rather than a finished result. Check the final documents when they are released.
Myth: a leasehold unit cannot be a long-term base
Fact: plenty of businesses plan in cycles shorter than a lease, such as equipment replacement, contract terms or growth stages. A defined lease can be a sensible match when you know roughly how long you will operate. Work out your own horizon first, then compare it with the lease on offer, and speak to your adviser about financing and holding costs.
Myth: location only matters for retail
Fact: for a factory, the address affects deliveries, staff travel and customer visits. Sengkang Connection sits on Seletar West Road 3 in Sengkang West, so test the routes your vehicles and workers would take.
