Connectivity

How Well Connected Is Sengkang Connection for Logistics?

Expressways, heavy-vehicle roads and workforce access around Seletar West Road 3.

Published

Sengkang Connection is well placed for goods movement: Seletar West Road 3 is a wide industrial road built for heavy vehicles, and the Tampines Expressway and Seletar Expressway both run close to the precinct. Staff without a vehicle are served by the North East Line at Sengkang MRT, the Sengkang LRT and bus services feeding into the industrial area.

For an industrial operator, connectivity means three things: how quickly lorries reach the expressways, how close customers and suppliers are, and how easily staff get to work. Sengkang West performs on all three, and this post takes each in turn.

Expressway Access from Sengkang Connection

The precinct has two expressway options rather than one. The Tampines Expressway runs to the south and the Seletar Expressway to the west. Northbound, the network leads toward Woodlands and the Causeway; westbound, toward the Central Catchment corridor; and southbound it picks up the Kallang–Paya Lebar Expressway toward the city and the eastern industrial belt.

For a distributor serving the North-East, the expressways put the main towns and industrial estates of the region within easy reach, while the link to the KPE brings the city and the eastern industrial belt into the same delivery round. A supplier serving customers in the north can head toward Woodlands without crossing the island.

Two routes in and out give a logistics operator flexibility at peak hours and an alternative when one approach is congested. The guide to Sengkang West Way connectivity covers the expressway routing and the heavy-vehicle approach in more detail.

Heavy-Vehicle Roads Around Sengkang Connection

The estate roads in Sengkang West were laid out for industrial traffic. Container and heavy vehicle access to Seletar West Road 3 does not depend on threading through town streets, which matters to any operation that receives full loads or dispatches by lorry several times a day.

The parcel is bounded by Seletar West Road 3 to the north and Sengkang West Road to the east, as the site location plan on the site plan page shows. The developer's site plan, with loading, circulation and vehicle access, will be published there on release, so operators can see exactly how goods move from the road to their unit.

Customers and Suppliers Near Sengkang Connection

Seletar Aerospace Park lies directly to the west. It is one of Singapore's most specialised industrial clusters, anchored by aviation maintenance, repair and overhaul operators and the precision engineering firms in their supply chains. For a supplier, a general industrial base within a short drive of those customers shortens delivery times and makes same-day service practical.

Being close to customers also changes how a supplier holds stock. A firm that can reach its customers within minutes can run leaner inventory, respond to urgent orders and offer on-site support, all of which count for more in an aviation supply chain where downtime is expensive.

The wider Sengkang West industrial belt adds further neighbours doing similar work. The guide to Seletar Aerospace Park describes the cluster and the supplier demand it generates, and the North-East industrial property guide sets the region in its island-wide context.

Workforce Access at Sengkang Connection

Staffing is where the North-East location stands out. The Sengkang and Fernvale towns lie immediately south of the precinct, so a large local workforce lives within a short commute and recruitment does not depend on a long cross-island journey. Those towns are served by the North East Line at Sengkang MRT and the Sengkang LRT loop, with bus services feeding into the industrial precinct.

A local workforce matters most to shift operations. Early starts, late finishes and weekend work are easier to staff when employees live a short bus ride away, and a shorter commute supports retention as much as recruitment.

Everyday amenity is close by as well. The Jalan Kayu food strip is minutes away, the Sengkang and Fernvale town centres add supermarkets, banking and clinics, and Sengkang General Hospital and Sengkang Community Hospital serve the wider area. The amenities page lists the facilities and their approximate distances.

Planning Logistics Around Sengkang Connection

An operator assessing the address for logistics will usually map its own flows: where inbound goods come from, where outbound deliveries go, the vehicle sizes involved and the times of day they move. With two expressways nearby and an industrial road network, most North-East and island-wide routes start well from Seletar West Road 3.

The building is an 8-storey multiple-user general industry factory by Soilbuild Group Holdings Ltd, scheduled for completion by the first quarter of 2029. The location page sets out the full transport picture, and the project details page carries the building's particulars.
